These Vacation Rental Terms & Conditions (“Agreement”) establish the terms governing your reservation and occupancy of the condominium (“Premises”). The individual making the reservation is referred to as the “Guest” or “Reserving Guest.” “Management” refers to Sundown Riverside Condominium Vacation Rentals and its authorized representatives.

By making a reservation, submitting payment, providing a credit card for the reservation, checking into the Premises, or occupying the Premises, Guest acknowledges that Guest has read, understands, and agrees to this Agreement.

These terms are strictly enforced for the safety, security, cleanliness, and peaceful enjoyment of all guests, residents, and property owners.

GUEST AGE AND REGISTERED GUEST REQUIREMENT

Sundown Riverside Condominiums Vacation Rentals maintains a strict minimum-age requirement of 25 years for the individual responsible for renting the condominium.

The individual who makes the reservation and enters into the rental agreement (“Registered Guest”) must be 25 years of age or older and must be present at the condominium for the entire duration of the rental stay. The Registered Guest may not transfer, assign, or permit another individual to occupy the condominium in their place.

Management reserves the right, when reasonably necessary, to verify the identity and age of the Registered Guest and/or approved occupants. Upon request, the Registered Guest and/or occupants may be required to present a valid, government-issued photo identification for verification of identity and age.

If the individual who made the reservation is not present at the condominium during the stay, or if the reservation is determined to have been made on behalf of another person in violation of this policy, the reservation may be considered a material violation of the Rental Agreement. Management may require all occupants to vacate the Premises, subject to applicable law.

No refund will be provided for a reservation terminated due to a violation of the Registered Guest, minimum-age, or occupancy requirements, except where otherwise required by applicable law.

By completing the reservation, the Registered Guest acknowledges and agrees to this requirement and accepts responsibility for ensuring compliance by all members of the rental party.

1. APPROVED GUESTS AND PERMITTED USE

The Premises are provided solely for use as a personal vacation residence by the approved guests identified in connection with the reservation.

The Reserving Guest is responsible for the conduct of all members of the Guest’s party and any visitors permitted onto the Premises by Guest.

Guest shall not permit the Premises to be occupied by more persons than the maximum occupancy established for the applicable condominium size.

The Premises may not be used for commercial purposes, parties, events, receptions, weddings, or other unauthorized gatherings.

No unlawful activity, nuisance, disruptive activity, or activity that interferes with the peaceful enjoyment of neighboring residents or guests is permitted.

Arrival time is 3 PM and Departure time is 10 AM Central Time.

2. MAXIMUM OCCUPANCY

Maximum occupancy is determined by condominium size:

  • 1-Bedroom Condominium: Maximum of 4 persons
  • 2-Bedroom Condominium: Maximum of 6 persons
  • 3-Bedroom Condominium: Maximum of 8 persons

Maximum occupancy includes all persons staying overnight in the condominium, regardless of age, unless otherwise expressly authorized in writing.

Additional overnight guests beyond the maximum occupancy are not permitted.

If additional guests are found to be occupying the Premises beyond the permitted maximum, Guest will be charged the applicable full nightly rental rate for each unauthorized additional guest, and the charge will be applied to the credit card on file.

Unauthorized occupancy may also constitute a material breach of this Agreement and may result in termination of the rental and/or removal from the Premises, subject to applicable law and will not be refunded.

3. RESERVATION, CANCELLATION AND REFUND POLICY

Sundown Riverside Condominiums Vacation Rentals maintains a strict cancellation and refund policy.

Reservations are non-refundable within 30 days of the scheduled arrival date.

For cancellations made more than 30 days before the scheduled arrival date, the eligible refund will be issued less:

  • A $95 administrative fee; and
  • Applicable credit-card processing or transaction fees.

No refund will be provided for unused nights resulting from late arrival, early departure, changes in travel plans, or a Guest’s violation of this Agreement, except where otherwise required by applicable law.

4. OPTIONAL RENTAL/TRAVEL INSURANCE

Guests have the option to purchase rental/travel insurance through RentGuardian, using the link provided on the rental website.

The Damage Waiver is intended to address certain minor accidental damages occurring during the Guest’s stay, subject to the terms and limitations of the waiver.

The Damage Waiver is not a security deposit and is not insurance. It does not relieve Guest of responsibility for intentional damage, negligent damage, excessive damage, unauthorized use, missing property, smoking violations, pet violations, excessive cleaning, or other losses or charges not covered by the waiver.

If damage or missing items exceed the amount or scope covered by the Damage Waiver, Guest authorizes Management to charge the credit card on file for the reasonable additional cost of repair, replacement, cleaning, or remediation.

The Premises will be delivered to Guest in a professionally cleaned condition.

Guest should inspect the Premises upon arrival and promptly notify Management, preferably in writing, of any existing damage, missing items, malfunctioning equipment, or condition requiring attention.

Reporting a pre-existing condition does not, by itself, give Guest the right to cancel the reservation or receive a refund.

If Guest fails to timely report damage or a malfunction and the condition worsens as a result, Guest may be responsible for the resulting additional costs. Upon arrival guest is expected to notify management of unsatisfactory conditions within 1 hour of arrival. Should the office be closed call (850)324-7903 and leave a message. Should you fail to notify management within the first hour you have excepted the conditions of the condo as satisfactory.
